Roofing Services in San Antonio, TX | Alexander's Roofing

Alexander's is a Residential and Commercial Roofing Company Serving All of San Antonio

Alexander's Roofing has been serving San Antonio homeowners and businesses since 1979. That's over four decades of fixing, replacing, and maintaining roofs across every neighborhood in the city, from Alamo Heights to the far West Side, from the historic districts near downtown to the growing communities along the Loop 1604 corridor.

We're not a storm chaser that shows up after hail and disappears a month later. We live here. Our office is at 350 W. Broadview Dr., right in the heart of San Antonio, and we've been at that location for decades. When we replace your roof, we're the ones you call if something ever needs attention down the road, and we'll actually pick up the phone.

San Antonio is home to over 1.5 million people and more than 560,000 housing units spread across more than 70 zip codes. The median home in this city was built around 1985, which means a huge portion of roofs across Bexar County are now approaching or past their expected lifespan. Between the hail storms, the 100-degree summers, and the occasional hurricane remnants rolling through from the Gulf, your roof takes a beating here. We've spent 45 years learning exactly what South Texas weather does to roofing materials - and how to fix it right the first time.

We serve residential homeowners in every corner of San Antonio, from the historic homes near the San Antonio Missions to the new builds in Alamo Ranch and Stone Oak. We also serve commercial property owners, restaurant owners, retail center managers, industrial facility operators, anyone who needs a reliable roof over their business. No job is too small for a repair and no roof is too large for a replacement. We approach every project with the same commitment to doing it right.

San Antonio homeowners choose us because:

What San Antonio's Weather Does to Your Roof

If you've lived in San Antonio for any length of time, you know the drill. Spring brings severe thunderstorms and hail. Summer bakes everything at 100°F+ for weeks on end. Fall can bring remnants of hurricanes pushing up from the Gulf. And then there are the occasional straight-line wind events and tornadoes that seem to come out of nowhere.

San Antonio is in one of the most hail-prone regions in the United States. Texas leads the nation in major hail events year after year, and Bexar County consistently ranks near the top for hail damage claims. If you own a home in San Antonio, hail damage to your roof isn't a question of *if* - it's a question of *when*.

Here are some of the storms that have shaped our city's roofs over the past decade:

Date Event Impact
April 12, 2016 Costliest hailstorm in Texas history Started in Helotes, moved across northern San Antonio. $1.36 billion in damage in Bexar County alone. Softball-sized hail.
April 25, 2016 Second major hailstorm Hit central and south San Antonio. Combined with the April 12 storm, exceeded $2 billion total - the costliest hail series in US history at the time.
May 2016 Third hailstorm Completed the spring trilogy, causing catastrophic roof damage metro-wide.
March 2023 Severe hail event Northwest San Antonio and Hill Country suburbs hit with golf ball to tennis ball-sized hail.
March 31, 2025 Major hail event Significant damage across San Antonio metro, impacting 145,000+ properties
May 26, 2025 Memorial Day storms Grapefruit and golf ball-sized hail across the metro area.

Hail season peaks March through June, but severe weather can happen any month in South Texas. If your roof is more than 15 years old and you haven't had it inspected since the 2025 storms, you should have it checked - even if you don't see visible damage from the ground. Hail damage isn't always obvious; granule loss and micro-cracks in shingles can compromise your roof's waterproofing without showing any visible signs until the next big rain.

Beyond hail, San Antonio's intense UV exposure and heat cycling** degrade roofing materials faster than the national average. A shingle roof that might last 25 years in a milder climate can deteriorate in 15–18 years under the South Texas sun. The constant cycle of extreme heat during the day and cooling at night causes shingles to expand and contract, leading to cracking, curling, and loss of protective granules over time. Proper attic ventilation makes a significant difference in how long your roof lasts - it's something we check on every single inspection.

Secondary severe weather season hits San Antonio in September and October, when remnant tropical systems from the Gulf can dump inches of rain in hours and bring sustained high winds. These events don't get the headlines that hail storms do, but they cause significant roof damage - particularly wind-driven rain that finds its way under lifted shingles and around compromised flashing. If your roof has been through multiple storm seasons without a professional inspection, there could be hidden damage that's slowly getting worse with every rainstorm.

The bottom line for San Antonio homeowners: If your roof is more than 15 years old and hasn't been professionally inspected in the last two years, you should have it looked at. The cumulative effect of South Texas weather - hail, UV, heat cycling, and tropical moisture - shortens roof life significantly compared to what manufacturers advertise. We've seen too many homeowners discover roof failure during a storm that could have been prevented with a timely inspection. Our inspections are free, and we'll give you an honest assessment of where your roof stands.

Common Roof Types in San Antonio

San Antonio's housing stock spans from historic 1920s bungalows near downtown to brand-new construction in master-planned communities on the far north and west sides. With a median home age of roughly 40 years, a large share of roofs across the city are approaching or past their expected lifespan. The type of roof on your home affects both what kind of maintenance it needs and when replacement becomes necessary. Here's what we see on San Antonio homes and what you should know about each:

Asphalt Shingles

Architectural (laminated) shingles are the dominant roofing material across San Antonio. They offer a good balance of cost, durability, and appearance. Older homes may still have 3-tab shingles, which are thinner and less resistant to hail impact. If your home was built before 2000 and still has its original roof, there's a good chance it has 3-tab shingles that are well past their prime.

The lifespan of asphalt shingles in San Antonio is shorter than what you'll see advertised on the packaging. Manufacturers might rate their shingles for 30 or 50 years, but that's under ideal conditions - not South Texas sun. Realistically, architectural shingles in San Antonio last 15–20 years, and 3-tab shingles last 12–15 years. If you're unsure how old your shingles are, look for curling edges, bald spots where granules have worn away, or shingles that appear cracked or brittle. These are signs that the material is reaching the end of its useful life.

Our recommendation for San Antonio: Impact-resistant Class 4 shingles. They cost a bit more upfront but hold up significantly better against hail, and many insurance companies offer premium discounts for homes with Class 4 rated roofs. Over the life of the roof, the insurance savings often offset the higher material cost. Given that Bexar County experiences major hail events multiple times per decade, Class 4 shingles are one of the smartest investments a San Antonio homeowner can make in their property.

Clay and Concrete Tile

Common in upscale neighborhoods like Alamo Heights, Terrell Hills, The Dominion, and older Mediterranean-style homes throughout the city. Tile roofs are beautiful and long-lasting (50+ years with proper maintenance) but they're heavy. If you're considering switching from shingles to tile, the structure must be evaluated by an engineer to confirm it can support the additional weight. The City of San Antonio requires an engineering letter for this change. Tile roofs also require specialized repair - a cracked or broken tile needs to be replaced with a matching piece, not patched like a shingle.

Metal Roofing

Growing in popularity across San Antonio, especially on Hill Country-style homes, condominiums, and modern builds out toward Boerne and Bulverde. Standing seam metal roofs can last 40–70 years and handle hail exceptionally well. They also reflect heat, which helps with energy costs during our brutal summers - a real advantage when you're running your AC from May through October. Metal roofs do come with a higher upfront cost, but many homeowners find the longevity and energy savings make them worthwhile.

Flat Roofing (TPO, Modified Bitumen, EPDM)

Found on commercial buildings, apartment complexes, and some mid-century modern homes, particularly in the northwest and north-central parts of the city. We work with all flat roofing systems and can advise on the best material for your specific building. TPO is increasingly popular for commercial flat roofs due to its heat-reflective properties and strong seams.

Cool Roofs and Reflective Coatings

Found on commercial buildings, apartment complexes, and some mid-century modern homes, particularly in the northwest and north-central parts of the city. We work with all flat roofing systems and can advise on the best material for your specific building. TPO is increasingly popular for commercial flat roofs due to its heat-reflective properties and strong seams.

The Alexander's Roofing Process

We've refined our process over 45 years of working in San Antonio. We've learned what works, what doesn't, and how to make the experience as smooth and stress-free as possible for homeowners. Here's exactly what to expect when you work with us:

1. Free Inspection

One of our experienced inspectors comes to your San Antonio property, gets on the roof, and does a thorough assessment. We photograph everything and explain what we find in plain language. If your roof is in good shape, we'll tell you that. No scare tactics, no unnecessary upselling.

2. Honest Assessment

We tell you what we actually see - the good, the bad, and the "it's fine, don't worry about it." If a repair will solve the problem, we'll say so - even if a full replacement would make us more money. If the roof needs replacement, we'll explain why and show you the evidence with photos so you can see what we see. We provide a written estimate with no hidden costs and no surprise add-ons, so you know exactly what you're paying for before work begins. We've built our reputation in San Antonio on honesty, and we're not going to risk that on one job.

3. Professional Installation

Our crews are experienced, trained, and supervised on every job. We don't use day laborers or subcontractors we haven't vetted. We use quality materials from reputable manufacturers like GAF, Owens Corning, and CertainTeed. We pull all required City of San Antonio permits and schedule inspections so everything is done to code. Our installation teams have been with us for years - they know San Antonio homes inside and out, from the pier-and-beam foundations of Mahncke Park to the slab-on-grade construction in Stone Oak.

4. Complete Cleanup

Your property will look like we were never there - except for the new roof overhead. We do a full debris removal, run magnets for stray nails across your yard and driveway, and make sure we haven't left anything behind. We protect your landscaping, pool, and outdoor furniture before we start, and we clean up thoroughly when we're done. Our crews have been doing this for decades - cleanup isn't an afterthought for us, it's part of the job.

5. Warranty and Follow-Up

Every job comes with our 10-year workmanship warranty plus the manufacturer's material warranty. If something isn't right, you call our office at (210) 436-1135 and we come back and make it right - no runaround, no "that's not covered." We've been in San Antonio since 1979 at the same location. We're not going anywhere, and we stand behind every roof we install. That's why so much of our business comes from referrals and repeat customers.

Roofing Permits in San Antonio - What Homeowners Need to Know

The City of San Antonio requires a permit for all reroofing and roof replacement projects. This isn't optional - it protects you as a homeowner, and working without one can create serious problems down the road.

Here's what San Antonio homeowners need to understand about the permitting process - and why working with a contractor who skips permits should be a red flag:

-
Re-roofing with no change in pitch: Permit is issued over the counter at the Development Services Department. Your contractor handles this - it should never be your responsibility.

- Changing roof pitch or switching to a heavier material (like tile): Requires a structural engineering letter certifying the building can support the new roof. This is a City of San Antonio requirement, not optional.

- All roofing contractors must be registered with the City of San Antonio Development Services Department before performing any work. Ask to see proof of registration before hiring anyone.

- Inspections are required during and after the roofing work. The city inspector verifies the work meets current building codes.

Why permits matter: If you ever sell your home, unpermitted roof work can become a major liability. Buyers' inspectors will flag it, and you may have to retroactively get permits or offer credits at closing. It can also affect insurance claims - if your roof was replaced without permits and you file a claim years later, your insurer may dispute coverage because there's no record the work met code.

Alexander's Roofing handles all permit paperwork for our San Antonio customers. You don't need to deal with the city or the paperwork - we take care of it on every single job.

HOA and Historic District Considerations

San Antonio has a complex patchwork of HOA-governed neighborhoods, independent cities within the city limits, and state- and nationally-designated historic districts. Each has different rules about what you can do with your roof, and running afoul of these rules can delay your project, result in fines, or force you to redo work that didn't meet the requirements.

HOA-Managed Communities

If you live in a newer subdivision - Alamo Ranch, Stone Oak, far north side, or any master-planned community outside Loop 1604 - you likely have an HOA with an architectural review committee. Many HOAs require pre-approval of roofing material, color, and style before you can replace your roof. Some HOAs are very specific about which shingle colors and brands are allowed, and installing the wrong product can mean you have to redo the entire job.

We've worked with HOAs across San Antonio for decades. We know what documentation they need, what approval timelines look like, and how to navigate the process so your project doesn't get delayed while you wait for an architectural committee to meet.

Historic Districts

If your home is in King William, Monte Vista, Lavaca, or any of San Antonio's designated historic districts, roofing material changes require approval from the Historic Design Review Commission (HDRC). This is a separate process from the building permit, and it applies to both the material and sometimes the color. The HDRC reviews applications monthly, so timing matters if you need a roof replaced quickly.

Alexander's Roofing has experience working within HDRC guidelines and can help ensure your roofing project meets both city code and historic preservation requirements.

No HOA?

Many established neighborhoods inside Loop 410 don't have HOAs - places like Woodlawn Lake, Beacon Hill, and Mahncke Park. In these areas, you're governed by city building codes and zoning only. No architectural approval needed, just the city permit. We'll still handle the permit for you.

San Antonio Roofing FAQs

  • How do I know if my roof needs repair or replacement?

If your roof is under 15 years old, the damage is isolated to one area, and the underlying structure is sound, a repair is usually sufficient. If your roof is 15–20+ years old, has widespread damage, or has been through multiple hail storms, replacement is often more cost-effective than continued patching. The only way to know for sure is an inspection - and ours are free.

  • Do I need to replace my roof after a hail storm?

Not always. Smaller hail may cause cosmetic damage that doesn't require immediate action. Larger hail (golf ball size and up) can crack shingles, break tiles, and compromise the waterproof barrier beneath your roofing material. After any significant hail event, have your roof inspected - even if it looks fine from the ground. Many homeowners discover damage months later when a leak appears during the next rainstorm.

  • How long does a roof replacement take in San Antonio?

Most residential roof replacements take 1–3 days depending on the size and complexity of the roof. Larger or more complex roofs (tile, multiple stories, steep pitch) may take longer. We schedule around weather conditions and give you a clear timeline before we start.

  • Will my homeowners insurance cover roof damage?

If the damage is from a covered event (hail, wind, storm), insurance typically covers roof repair or replacement minus your deductible. We work with homeowners and their insurance companies regularly and can help document the damage for your claim. We'll walk your roof with the insurance adjuster to make sure nothing gets missed.

  • What areas of San Antonio do you serve?

All of San Antonio and surrounding communities, including Alamo Heights, Alamo Ranch, Balcones Heights, Boerne, Bulverde, Castle Hills, Cibolo, Converse, Helotes, Kirby, Leon Valley, Live Oak, New Braunfels, Olmos Park, and many more. If you're in Bexar County or the surrounding area, we likely serve your neighborhood.

  • Do you offer financing?

Yes, we offer financing options to help make roof replacement manageable. We understand that a new roof is a significant investment, and we work with several financing partners to find options that fit different budgets.

  • Do you offer senior or military discounts?

Yes - both. San Antonio has one of the largest military populations in the country, with Joint Base San Antonio, Fort Sam Houston, Lackland AFB, and Randolph AFB all in the metro area. We're proud to support our military community and our senior residents with special discount programs. Ask about current discounts when you call.

  • How much does a new roof cost in San Antonio?

The cost depends on the size of your roof, the materials you choose, the pitch (steepness), and whether there's any underlying damage to the deck or structure. That's why we provide free inspections and written estimates - there's no one-size-fits-all answer, and we won't give you a price over the phone without seeing your roof first. We'll give you an honest, transparent quote based on what we actually find.

  • Can you help with my insurance claim?

Absolutely. We work with homeowners and insurance adjusters regularly. After a storm, we document all damage with detailed photos and written reports. We can meet your adjuster on site to walk the roof together, which helps ensure nothing gets missed. We won't inflate damage to inflate a claim - but we will make sure legitimate damage is properly documented so you get the coverage you're entitled to under your policy.

  • What roofing manufacturers do you work with?

We install products from GAF, Owens Corning, CertainTeed, and other reputable manufacturers. We'll recommend the best product for your specific situation based on your home, your budget, and your neighborhood's requirements. Every installation comes with the manufacturer's material warranty in addition to our 10-year workmanship warranty.
